The 90-Minute Test: Hidden Emergency Lighting Risks Mid-South Facility Managers Miss

Storm season in the Mid-South has a way of testing your building for you. A line of thunderstorms rolls through Shelby County or DeSoto County, the power drops, and for a few seconds nobody knows whether the lights over the stairwell are going to come on. That moment is exactly what emergency lighting exists for. It is also where a lot of otherwise well-run facilities discover a problem they didn’t know they had: the lights come on, and then quit long before anyone would be safely out of the building.

Emergency lighting is one of the most overlooked systems in commercial buildings, largely because it looks fine. The green LED is glowing, the fixture is mounted, nothing is beeping. But “looks fine” and “compliant” are two very different things, and fire inspectors know the difference.

Here’s what the code actually requires, and where facilities in Memphis, Southaven, Jonesboro, and across the Mid-South most often fall short.

What NFPA 101 Actually Requires

The Life Safety Code (NFPA 101) sets two testing intervals for emergency lighting and illuminated exit signs. They’re simple to state and surprisingly easy to fail.

Monthly: a 30-second functional test. Every fixture is put on battery power for at least 30 seconds to confirm it activates and illuminates.

Annually: a 90-minute test. Every fixture must run on battery power for a full 90 minutes and still be producing adequate illumination at the end of it.

The 90-minute figure isn’t arbitrary. It’s the window emergency responders and building codes assume you may need for a full evacuation of a large or complex building, plus margin. A light that runs 45 minutes doesn’t get partial credit. It fails.

Both tests carry a third requirement that trips people up more than the tests themselves: the results must be documented, fixture by fixture. Which brings us to the most common failure of all.

Failure #1: The Log Is the Deliverable, Not the Test

Plenty of buildings run their tests. Far fewer can prove it.

When a fire inspector or your insurance carrier asks about emergency lighting, they are not going to stand in your lobby and watch you press a test button. They’re going to ask for records. If your documentation is a note on a clipboard that says “checked lights, OK,” you have functionally not done the test.

Your log needs to itemize each fixture, identify it by location, state the date it was tested, and state whether it passed or failed for the required duration. Any failure needs a corresponding record of what was repaired or replaced and when.

Treat the log as the product. The test is just how you generate it.

Failure #2: Batteries That Hold a Charge, Just Not for 90 Minutes

This is the quiet killer, and it’s why the monthly 30-second test can lull you into a false sense of security.

Sealed battery packs degrade gradually. A unit that ran the full 90 minutes when it was installed may run 70 minutes at year three, 40 minutes at year five, and 20 minutes by year seven, all while passing a 30-second test with flying colors and showing a healthy green charge indicator.

The only way to catch this is the annual 90-minute test. It’s the entire reason the annual test exists. If your facility has fixtures that are more than four or five years old and have never been through a documented full-duration test, assume some of them will fail. That’s not pessimism. That’s just battery chemistry.

Failure #3: The Building Changed and Lighting Didn’t

Emergency lighting is designed around a specific egress path. When the building changes, the design silently breaks.

Look for these in your own facility:

  • Racking, inventory, or new equipment blocking a fixture. Common in distribution and manufacturing space, where a light installed to wash a main aisle now points into the side of a pallet rack.
  • Exit signs pointing toward doors that were walled off, locked, or repurposed during a buildout or tenant change.
  • New rooms, corridors, or mezzanines with no emergency coverage at all, because the buildout addressed the fire alarm and sprinkler work and quietly skipped the egress lighting.
  • Dead spots along the egress path. The code cares about continuous illumination all the way to the exit, not just a bright pool of light under each fixture.

If your building has been renovated, expanded, or re-tenanted since the emergency lighting was last designed, it deserves a walk-through with fresh eyes.

Failure #4: Assuming Someone Else Is Handling It

Emergency lighting sits in an awkward gap. It’s electrical, so maintenance assumes the electrician has it. It’s life safety, so the fire protection vendor is assumed to cover it. It’s a building system, so the landlord and the tenant each assume it’s the other’s line item.

Check your service agreements. It is entirely possible, and very common, that no one is contractually responsible for your 90-minute test.

When an LED Upgrade Is Worth It

LED retrofits draw far less current, which means longer runtime on the same battery and less frequent lamp replacement. On older incandescent units, the LED upgrade often pays for itself in reduced service calls alone.

It isn’t a code requirement. But if you’re managing a large fixture count or a multi-building portfolio, it’s worth pricing.
